We are Richmond Rehab Funding - private and hard money lender based out of Richmond, VA. We are a family-run business that lends on fix and flip, new construction, BRRRRs, and small multi-family properties in the Richmond, Virginia and Hampton Roads, Virginia areas.

For over 15 years, we’ve helped real estate investors fund over 2,000 real estate projects and deals. We help investors get the funding they need to buy, renovate/build, and sell/refinance real property.

We can become a valuable consultant on your team by offering construction and design ideas, advice for how to properly manage contractors, advice about investing in various neighborhoods, and strategies for deal acquisitions and the sale/refinancing of finished houses. We are able to give more of our time to investors to help them achieve their goals and ensure their success.

Tom Kern founded Richmond Rehab Funding (RRF) with the goal of combining his vast experience and knowledge of finance and construction into a hard money lending business that provides superior service to its investor-clients. Tom Kern graduated from the business school at the University of Richmond. He continued his education by earning his Masters in Business Administration (MBA) from Emory University in Atlanta, Georgia. Tom is also a Certified Public Accountant (CPA) as well as a Certified Financial Planner (CFP). After working in the investment banking industry, Tom pursued entrepreneurship as a full time job. Tom specialized in building ocean front spec homes in the Outer Banks of North Carolina. Additionally, Tom has developed a 77,000 square foot adaptive re-use self storage facility with over 550 units located near Virginia Commonwealth University (VCU) at 1400 Chamberlayne Avenue in Richmond, VA. With an extensive background in finance and investment banking coupled with his vast experience in construction, Tom wants to ensure that his investor-clients are successful.

Also on the Richmond Rehab Funding team are Tom's sons, Whit and Trey.

Tom Kern

Whit graduated from the Virginia Military Institute with a degree in Economics and Business. Prior to joining RRF, Whit spent a few years rehabbing houses and learning the trade in the Richmond area. This experience grew his knowledge of construction, design and real estate market trends. Whit has been with Richmond Rehab Funding ever since and has expanded his development experience by taking on major renovation projects as well as building new construction houses on vacant land. This experience is invaluable to client relations as it is important to truly understand the real estate investment side of the business by understanding all of the processes that real estate investors go through by being one. Additionally, Whit is a licensed real estate agent with Providence Hill Real Estate.

Whit Kern

Trey is a graduate from Wake Forest University with a degree in Business and a minor in Economics. Trey joined Richmond Rehab Funding in 2019 after spending over 5 years at the commercial real estate data and analytics company CoStar. While at CoStar, Trey worked as a researcher in the DC office before moving to Richmond as the product trainer/consultant for CoStar and LoopNet products, developing strong understanding of the fundamentals of the commercial real estate landscape. Trey has also taken on major renovation and new construction projects which has aided in his knowledge of real estate investing.
